FREE EVALUATION: At the first meeting we discuss the details and process of building a laneway home such as the exterior and interior designs, the construction materials and your personal desires. We can design a single or a two-story home depending on your needs, the lot and the City regulations. Regulations do have a major impact on design. We have to consider things like: Do you have to provide off-street parking? How many people can live there? How big can the home be? What is the required setback to the property line and your home? It is important that each project is carefully thought through.

CONTRACT: Once we confirm you can build a laneway on your property we start the design based on your budget. The cost of laneway homes starts from $350k excluding city connection fees and depending on what finishing material we incorporate the cost can go up. Then we will draw up a contract. We take care of all processes for you so you don’t have to worry at all!

REPORTS: A complete lot survey, architectural, structural and interior design drawings, and an Energy Advisory Report. When everything is approved we will contact the municipality.

FINAL PERMITS. We continue to communicate with the City and right through the project until you are delivered the occupancy permit.

WE DESIGN AND BUILD LANEWAY HOMES
Laneway homes, coach homes or carriage homes are allowed in Vancouver in all RS single-family zones, RT-11/11N and RM-7/7N.
In the City of North Vancouver, a Laneway Home is called a Coach House. It is categorized as Level A (one storey) and Level B (1-1/2 storey).
In Pitt Meadows, laneway homes are called Garden Suites.
In West Vancouver as Coach homes.
